The Let Only service lends itself to experienced landlords who might have a portfolio of properties they manage themselves. Most people opt for the Fully Managed service, which includes services like processing rent, property inspections, managing repairs, liaising with tenants and advising on current and pending legislation.

Fully managed service
The hassle-free option which gives you peace of mind that everything will be taken care of, while you’ll remain fully informed. This service includes:
- One of our experienced lettings team will visit and make an accurate assessment and market appraisal of your property.
- Advice on strategic marketing to present your property, including tips on property presentation and any refurbishments
- Advice on regulation and legal aspects of lettings, including ensuring properties are fully compliant in accordance with all current legal safety obligations
- Prominent property display on our website and multi-listing with Rightmove and Zoopla.
- Unlimited accompanied viewings by a member of our experienced lettings team.
- Full referencing of all tenants including employment, landlords, credit checks and all checks to comply with the Right to Rent legislation
- Negotiation and drafting of tenancy agreement and relevant documentation

Fully managed service (cont)
- Protection of the tenants’ deposit in a government authorised scheme
- Collection of rent from standing order with rent transferred into your bank account electronically with a monthly statement
- Reviewing property rents on an annual basis and negotiating rent increases where applicable
- Accurate ongoing advice from our trained and experienced team
- Non-UK resident landlord guidance
- Co-ordination with our long-serving, reliable and competitively-priced local contractors for property maintenance and repairs.
- Secure holding of your property funds within our ring-fenced client account.
- Regular property visits with report and photographs
- Serving statutory legal notices for possession and rent arrears in accordance with the 1988 Housing Act and presentation of prescribed information as required

Designed for professional landlords with in-depth knowledge of the legislation and regulations governing the private rental sector, plus the time to collect rent and oversee repairs and maintenance.
