We offer a wide range of properties, from rooms to large family homes, supported by friendly, knowledgeable and professional staff who will guide you through each stage of the letting process.
Our staff are happy to discuss your requirements and draw on their extensive knowledge of each property and its surrounding area to help you draw up a potential shortlist. You can contact us to register for alerts when properties become available – or to arrange a viewing of one you’ve seen advertised. We’ll ask you a few questions to ensure the property matches your requirements and budget, then set up a viewing at a time convenient for you.
Checks and deposits
If you wish to take the property, we ask you to place a returnable holding deposit (equivalent to one week’s rent) whilst we take up references for all adults who would be living there. This will include checking with your employer, your landlord or agent, carrying out a credit check and requesting to view your passport in order to comply with Right To Rent legislation.
Providing all references are accepted, we’ll draw up a tenancy agreement and agree a moving in date with you. Before the date, we’ll send you a statement detailing the monies due to allow you to then take up the tenancy. On the day your tenancy starts, we’ll give you the keys and, if we manage the property, an inventory detailing its condition when you move in.
All our properties comply with the latest health and safety legislation. If we manage the property on behalf of the landlord then you can contact us during your tenancy to report any issues, concerns or faults. A 24/7 online reporting platform gives advice on solving minor problems and ensures our trusted contractors can deal promptly with any maintenance issues.
We give you advance notice of regular property visits which give you the opportunity to let us know of any niggles (plus the good stuff!), as well as allowing us to check the condition of the property for the landlord. When your tenancy comes to an end, we will conduct the checkout and discuss with you any potential deductions from your deposit.
